Our Restoration and Rebuild Services

Emergency mitigation, insurance claim evaluation and full reconstruction. You deal with one company for the whole job instead of juggling several trades and vendors.

Water and Flood Damage Restoration

Burst pipes, failed sump pumps, sewer backups and the flooded basements that follow heavy Ontario rain. We extract, dry and monitor until readings are back to normal.

  • Water extraction and structural drying
  • Daily moisture monitoring and thermal imaging
  • Sewer backup and grey water cleanup

Fire and Smoke Damage Restoration

Smoke travels much further than the fire does. We board up, clean soot from every affected surface, treat the odour at its source and handle the reconstruction after.

  • Emergency board up and site securing
  • Soot removal and contents cleaning
  • Smoke odour treatment, not masking

Wind and Storm Damage Repair

Ontario storms bring down trees, lift shingles and drive water into places it was never meant to go. We tarp, dry out and repair the structure properly.

  • Emergency tarping and roof leak control
  • Fallen tree and debris removal
  • Structural repairs and full rebuilds

Mold and Asbestos Removal

Older Ontario homes often hide both. Once walls open up after water or fire damage, asbestos abatement may be needed, and we contain the area, remove what is there safely and fix the moisture problem behind it.

  • Containment and negative air control
  • Asbestos abatement and safe disposal
  • Post-remediation verification

Insurance Claims and Appraisals

The part most people dread. We write the scope in Xactimate, talk to your adjuster directly and keep the file moving so approvals do not sit for weeks.

  • Xactimate estimating and scope writing
  • CPPA certified property appraisals
  • Organized cost breakdowns and progress updates

How claims support works

Rebuilds, Renovations and Additions

We are an HCRA licensed builder, so the same team that dried your property also finishes it. We also take on custom homes, additions and investment property work.

  • Kitchens, bathrooms and full interiors
  • Optional upgrades during a claim
  • Custom builds, additions and rentals

Protect Your Claim with iGuide 3D Documentation

Before we pull anything out, we scan the property with iGuide 3D documentation. You, your adjuster and our project manager then work from the same record, with accurate room-by-room measurements. It is the second step in our restoration process.

  • Insurance ready documentation
  • Accurate room-by-room measurements
  • Fewer disputes, faster approvals

Why Property Owners Choose Us

A property disaster is stressful enough without slow responses, poor communication and inconsistent workmanship from three different vendors.

Insurance expertise, not just construction

We guide you through the claim, the scope review and the approvals, which is where most of the delay and stress actually lives.

True 24/7 emergency response

Disasters do not keep business hours. Someone answers day or night, and a crew is dispatched immediately.

End to end project management

From mitigation through to finish carpentry, you deal with one accountable company rather than co-ordinating trades yourself.

Less red tape, faster turnaround

We understand how adjusters, engineers and city inspectors work, so permits and approvals move quicker.

Clear documentation and billing

Organized scopes, cost breakdowns and progress updates that line up with what your insurer expects.

Restore or upgrade, your choice

Put the property back as it was, or upgrade during the claim. We offer design build flexibility most emergency contractors do not.

Frequently Asked Questions

How fast can you get here?

We aim to be on site within 60 minutes across Burlington, Oakville, Waterdown, Milton and Hamilton, and we dispatch across the GTA around the clock. The line is answered by a person 24 hours a day, weekends and holidays included. During a major storm, when the whole region calls at once, we will give you an honest arrival time rather than a hopeful one.

Where are you actually based?

Our head office, shop and equipment are on North Service Road in Burlington, Ontario. We are not a call centre routing your job to whoever is available. The crew that shows up works for us.

Do you cover Toronto and the rest of the GTHA?

Yes. Halton and Hamilton get the fastest response because that is where we are based, and we run jobs across Peel, Toronto, York and Durham. Pick your city from the service areas above to see the local page.

Does home insurance cover basement flooding in Ontario?

It depends on the cause and on what is attached to your policy. In Ontario, sewer backup and overland water are usually separate endorsements rather than automatic coverage. Water coming in through a failed pipe is treated differently than water coming up through a drain. We document the cause with moisture readings and iGuide scanning, which is what your adjuster needs to make the call.

How long does it take to dry a flooded basement?

Most basements dry in three to five days with commercial air movers and dehumidifiers. Older homes with plaster, lath or finished wall assemblies take longer because moisture hides behind the finishes. We take readings every day and only remove equipment once the numbers hit target, not on a fixed schedule.

Do you bill my insurance company directly?

Yes. We estimate in Xactimate, deal with your adjuster directly and invoice the insurer for approved work. In most cases the only money you pay is your deductible.

Do you remove asbestos and mold?

Yes. Both are common in older Ontario homes and often turn up once walls are opened after water or fire damage. We handle mold remediation and asbestos abatement under proper containment, then repair what was removed.

Do you rebuild, or only clean up?

We do both. Property Worx is a full service general contractor and an HCRA licensed home builder, so the company that dries and cleans your property also rebuilds it. Drywall, flooring, trim, paint, kitchens and bathrooms are all in house. We also take on renovations, additions and custom builds outside of claims.

What should I do before you arrive?

If it is safe, shut off the water at the source or the main. Keep everyone away from standing water near outlets or panels, and do not use a household vacuum on it. Take photos of everything before you move anything. Then leave the rest to us.

What will it cost?

It depends entirely on the damage. An average basement flood runs around $15,000 in emergency services before any rebuild. We give you a written Xactimate scope up front so you and your adjuster can see exactly what is included.
