We aim to be on site within 60 minutes across Burlington, Oakville, Waterdown, Milton and Hamilton, and we dispatch across the GTA around the clock. The line is answered by a person 24 hours a day, weekends and holidays included. During a major storm, when the whole region calls at once, we will give you an honest arrival time rather than a hopeful one.
Where are you actually based?
Our head office, shop and equipment are on North Service Road in Burlington, Ontario. We are not a call centre routing your job to whoever is available. The crew that shows up works for us.
Do you cover Toronto and the rest of the GTHA?
Yes. Halton and Hamilton get the fastest response because that is where we are based, and we run jobs across Peel, Toronto, York and Durham. Pick your city from the service areas above to see the local page.
Does home insurance cover basement flooding in Ontario?
It depends on the cause and on what is attached to your policy. In Ontario, sewer backup and overland water are usually separate endorsements rather than automatic coverage. Water coming in through a failed pipe is treated differently than water coming up through a drain. We document the cause with moisture readings and iGuide scanning, which is what your adjuster needs to make the call.
How long does it take to dry a flooded basement?
Most basements dry in three to five days with commercial air movers and dehumidifiers. Older homes with plaster, lath or finished wall assemblies take longer because moisture hides behind the finishes. We take readings every day and only remove equipment once the numbers hit target, not on a fixed schedule.
Do you bill my insurance company directly?
Yes. We estimate in Xactimate, deal with your adjuster directly and invoice the insurer for approved work. In most cases the only money you pay is your deductible.
Do you remove asbestos and mold?
Yes. Both are common in older Ontario homes and often turn up once walls are opened after water or fire damage. We handle mold remediation and asbestos abatement under proper containment, then repair what was removed.
Do you rebuild, or only clean up?
We do both. Property Worx is a full service general contractor and an HCRA licensed home builder, so the company that dries and cleans your property also rebuilds it. Drywall, flooring, trim, paint, kitchens and bathrooms are all in house. We also take on renovations, additions and custom builds outside of claims.
What should I do before you arrive?
If it is safe, shut off the water at the source or the main. Keep everyone away from standing water near outlets or panels, and do not use a household vacuum on it. Take photos of everything before you move anything. Then leave the rest to us.
What will it cost?
It depends entirely on the damage. An average basement flood runs around $15,000 in emergency services before any rebuild. We give you a written Xactimate scope up front so you and your adjuster can see exactly what is included.
