The flames are out, but the hardest part is just beginning. Smoke has already worked its way into walls that never caught fire, soot has settled across rooms far from the source, and the water used to put everything out is soaking into floors and framing as you stand there trying to figure out where to even start. It is a lot to take in, and the clock is already running on damage you cannot see.
Get Your Free Estimate Call UsProperty Worx provides emergency fire damage restoration in Hamilton for homeowners and businesses, with certified technicians on call 24/7 and rapid response across the city. We handle the whole job under one roof: property stabilization the moment we arrive, smoke and soot cleanup, extraction of firefighting water, contents recovery, full insurance documentation, and complete reconstruction once the cleanup is done. That means you are working with one team from the first emergency call through the final walkthrough, not juggling a string of separate contractors while you are already stretched thin.
We know how stressful this is, and we know how much the first few decisions matter. The sooner restoration starts, the more of your property we can save and the faster life gets back to normal.
Property Worx covers every stage of fire recovery in one place: immediate property stabilization, smoke and soot removal, firefighting water extraction, contents cleaning and restoration, detailed insurance documentation, and complete reconstruction. One team manages the full process so nothing falls through the cracks.
Get Your Free Fire Damage EstimateA fire rarely stays where it started, and that is the part most people underestimate. The visible burn might be limited to one room, but smoke travels fast through doorways, wall cavities, ceilings, and ductwork, settling into materials well beyond the area that actually saw flames. By the time you notice the smell, the contamination has already spread.
Soot is the bigger problem, and it is the reason a surface wipe-down will not cut it. Soot is acidic, and the longer it sits, the more it eats into what it touches. It stains and corrodes metal fixtures, etches glass, discolours appliances, damages flooring finishes, and works its way into insulation and soft furnishings where no amount of scrubbing will reach it. Different fires leave different residues, too. A kitchen grease fire leaves a sticky, smeary film, while a fast-burning paper fire leaves dry, powdery ash, and each one needs its own cleaning approach.
Then there is the air itself. Smoke particles circulate through your HVAC system and keep recontaminating rooms that looked clean, which is why indoor air quality stays compromised long after the visible mess is gone. Professional restoration addresses all of it: the hidden contamination, the corrosive residue, the affected mechanical systems, and the structural materials that may have been weakened by heat even where they did not burn.
This is the kind of work that calls for trained technicians and the right equipment, which is also worth keeping in mind when you are deciding how to choose the right emergency restoration company. Done properly, it protects both your health and the long-term integrity of the building.

No two fires are the same, so every Property Worx restoration starts with a property-specific assessment rather than a fixed checklist. From there, the work moves through a clear sequence, from making the property safe to handing back a fully repaired space. Here is how each stage unfolds.
Safety comes before anything else. Occupants should follow the instructions of Hamilton Fire Department personnel and stay out of the property until it has been cleared as safe to enter. A structure that looks intact can still hide serious hazards. We secure the site with emergency board-up and roof tarping to protect damaged openings from weather and intruders, then check for unstable ceilings, compromised framing, electrical risks, and gas concerns before anyone goes back inside. Access stays restricted to trained crew until those risks are addressed. Getting this stage right prevents injuries and stops the property from taking on further damage while the rest of the work gets organized.
Once the property is safe to enter, our team carries out a thorough inspection to map the full extent of the damage. We examine burned materials, trace how far the smoke travelled, and document soot deposits room by room. Structural components are checked for heat damage and stability, and the HVAC system is inspected for smoke contamination that could keep circulating particles after cleanup.
We also measure moisture levels left behind by firefighting water, since trapped water leads to mould if it is not caught early. Affected contents are assessed at this stage as well. This inspection becomes the blueprint for the entire restoration plan, so we take the time to get it right rather than rushing into repairs.
Before any major cleanup or demolition begins, we record the property in its current condition. This step matters more than most people realize, because once materials are cleaned or removed, you cannot prove what was there. We capture detailed photographs and video, build room-by-room inventories of damaged contents, take measurements and moisture readings, and keep records of all emergency work performed. We also prepare restoration estimates to support the claim.
This documentation gives your insurer a clear, well-supported picture of the loss, which helps the claim move forward with fewer delays and disputes. We handle this carefully because thorough records early on protect you later.
With the loss documented, the physical work begins. Firefighting often leaves significant standing water behind, so we extract it first, then bring in air movers and dehumidifiers for structural drying, monitoring moisture levels until materials reach safe readings. From there, our technicians safely remove fire debris and the materials that cannot be saved: charred drywall, scorched insulation, damaged flooring, ruined cabinetry, and compromised ceiling materials.
Clearing these out is what stops lingering contamination and odour from setting deeper into the structure. Everything removed is tracked as part of the documentation, so the record stays complete. This phase clears the way for proper cleaning and, eventually, rebuilding.
This is where specialized methods replace household cleaning. We clean soot and smoke residue from surfaces using techniques matched to the type of fire, since the sticky residue of a grease fire calls for different products than dry ash. Trying to handle this with store-bought cleaners, air fresheners, or a coat of paint does not work, because those approaches only mask odour or smear soot around rather than removing the source.
For odour, we treat it at the molecular level using methods such as thermal fogging, ozone treatment, and hydroxyl generators, then run air scrubbers and clean the HVAC system so particles stop recirculating. The goal is a property that is genuinely clean and odour-free, not one that smells like fragrance over smoke.
The final phase brings your property back to its pre-fire condition. Depending on the extent of the damage, reconstruction can range from patching and refinishing to rebuilding entire sections. The work may include framing, insulation, drywall, ceilings, flooring, painting, cabinetry, and trim, along with coordinated electrical and plumbing work where systems were affected.
Because Property Worx handles both the cleanup and the rebuild, you stay with one team and one point of contact throughout, instead of trying to hand off between a cleanup crew and a separate contractor. We finish with a walkthrough to confirm the work meets our standards and yours before the project is closed out.
The first day or two after a fire shapes how the rest of the recovery goes, and a few careful choices now can save you real trouble later. The most important one is simple: do not re-enter the property until emergency crews confirm it is safe, even if it looks fine from outside. Once you do have access, resist the urge to start cleaning up on your own.
Leave debris where it is, and avoid disturbing soot-covered surfaces, since handling them can grind residue deeper into materials and spread contamination to clean areas. Do not switch on utilities that may have been damaged, and keep affected appliances and electronics unplugged and unused until they have been inspected. Hold off on any demolition or repairs until the loss has been properly assessed and documented, because work done too early can undermine both the restoration and your insurance claim. If it is safe to do so, take your own photos of the damage and start a list of affected belongings for your records. Then call a professional restoration team so the right steps happen in the right order from the start.
Get Your Free Fire Damage EstimateSome fire situations genuinely call for professional help, and it is worth knowing the signs rather than guessing. Visible structural damage is the clearest one. If framing is charred, ceilings look unstable, or any part of the building feels unsound, that is a job for trained crews, not a weekend cleanup.
Widespread soot is another signal, especially when it has spread well beyond the room where the fire started. Persistent smoke odours that linger after you have aired the place out point to contamination that has settled into materials and needs source-level treatment. Watch for standing water and wet insulation left behind by firefighting, since both lead to mould if they are not dried out quickly.
Damaged electrical components, contaminated HVAC systems, burned framing, ruined contents, and piles of fire debris all fall outside what household cleaning can safely handle. Any of these signs means professional restoration is the safe call. A trained team has the equipment and experience to deal with hazards that are easy to underestimate and dangerous to get wrong.

From the first inspection to the final repair, Property Worx manages the entire restoration so you are not coordinating it piece by piece. We start with emergency board-up and site stabilization to secure the property, then move into water extraction and structural drying to deal with firefighting moisture before it causes secondary damage.
Our crews handle soot cleaning and smoke odour removal using professional equipment and methods suited to your specific fire, and we manage your contents with care, cleaning and restoring what can be saved and offering pack-out and secure storage for what needs to come out. When demolition is needed, we carry it out in a controlled way that protects the parts of the property worth keeping.
Alongside the hands-on work, we prepare detailed insurance documentation and communicate directly with your adjuster, which takes a heavy piece of the process off your plate. Once the property is clean and dry, the same team completes the repairs and reconstruction. One company, one coordinated plan, from the emergency call through to a finished, restored property.

After a fire, the smartest first move is a professional assessment. A Property Worx inspection looks at the whole picture: structural damage, how far smoke and soot have spread, HVAC contamination, leftover firefighting water, moisture levels, affected contents, and exactly what the repairs will involve. You come away knowing what you are dealing with and what the path back looks like, which is hard to figure out on your own in the middle of the stress. Reach out to schedule yours and get a clear plan in motion before secondary damage has a chance to set in.
Property Worx restores a wide range of residential and commercial fire losses across Hamilton. That includes cooking fires, appliance fires, and electrical fires, along with furnace and heating equipment incidents and chimney fires that often spread further than expected. We also handle garage fires, commercial kitchen fires, office fires, and warehouse incidents.
Smoke-only damage, where there was little or no flame but heavy smoke and soot throughout, is one of the more common calls we get, as is the water damage left behind by fire suppression efforts. Whatever the source, we have likely restored something similar before.

Yes, and it usually does. Smoke finds its way into wall cavities, ceiling spaces, and air ducts, depositing residue in rooms the flames never reached. The acidic soot it leaves behind keeps corroding surfaces over time, so damage often turns up far from where the fire actually started.
We do. We document the loss in detail before cleanup begins, including photos, video, contents inventories, measurements, and moisture readings, and we communicate directly with your adjuster. We support your claim with thorough records, though coverage decisions always rest with your insurer.
It depends on the severity of the damage. A smoke-only cleanup can take a few days, while a loss requiring structural repairs and reconstruction can run several weeks. After our assessment, we give you a clear timeline so you know what to expect.
Yes. The full process runs under one roof, from emergency stabilization and cleanup right through to repairs and complete reconstruction. You deal with a single crew and a single point of contact the whole way, instead of handing off between a cleanup company and a separate builder.
