Property Worx provides emergency fire damage restoration in Waterdown, 24 hours a day, for homes and businesses. A fire leaves more behind than burnt material. Smoke, soot and odour spread through the building. Structure is weakened, and the water used to put the fire out soaks into what remains. From cleanup through repairs to full reconstruction, all of it is our scope.

The first twenty-four hours decide how long the rest of the job takes. Soot hardens onto surfaces. Smoke residue works deeper into porous materials, moisture from the hoses starts moving through framing, and odour gets into whatever it can reach. Waiting a week pauses none of it.
Emergency work is about stopping that clock. We inspect the property, put up board-up or temporary protection where the building is open, assess the fire debris, extract water and begin structural drying.
The same team then takes the property through cleanup and reconstruction. Scope, drying time and material lead times decide most of the schedule, not the size of the fire. Our blog on how long fire damage restoration takes sets out realistic ranges.

Soot-covered walls, furniture and belongings are best left untouched. Handling them presses residue into the surface and takes items from cleanable to replaceable. Damaged appliances and electrical systems should stay switched off until they have been checked. DIY smoke cleaning tends to make the eventual job larger, not smaller.
Once entry is safe, photograph the damage. Hold on to damaged belongings until they are on record, because an undocumented item is difficult to claim for. Contact your insurer and a restoration company early. Our guide to fire damage restoration costs and insurance covers what both conversations involve.
Then arrange a professional fire damage assessment.

Restoration deals with far more than the materials that actually burned. Soot residue coats rooms well away from the fire. Odour lodges in fabric and drywall. HEPA filtration and air scrubbing are often needed to clear the air itself, and firefighting water leaves a drying problem of its own. Each of those falls inside our fire and smoke damage restoration scope.
Recovery follows a similar shape whether the property is a rental unit, a condo, a townhome, or a detached or semi-detached house. We cover Waterdown, Dundas and Flamborough. Soot removal and smoke odour treatment come first. Structural drying deals with the firefighting water. Materials too damaged to clean are taken out, and contents worth restoring are cleaned rather than written off. Contents restoration is often where the biggest savings on a claim sit. Repairs close the job.
For offices, retail spaces, restaurants, warehouses and commercial buildings, stabilizing the property comes first. Everything else waits on that. Contents and equipment are protected or relocated. From there the priority is reducing the number of days the business stays shut, so cleanup and reconstruction are sequenced to release usable space back in stages rather than all at the end. Coordination with the property manager or landlord is handled by us.
Book Your Free Inspection TodayFire restoration is a sequence, not a single job. Each of the four stages below has to be complete before the next one is worth starting.
Safety is settled before restoration begins. Our first walkthrough covers structural condition and fire damage. It flags every area that is not safe to enter, and secures exposed sections with board-up or temporary protection. That keeps weather and unauthorised access out while the plan comes together. It also stops a bad situation getting quietly worse overnight.
Next comes the reach of the contamination. Contents, flooring, walls, ceilings and the HVAC system are each checked and recorded, since air handling equipment carries residue well beyond the fire itself. Any moisture the hoses or sprinklers left behind is found and measured. The loss is documented in full, which serves both the restoration plan and the insurance file.
Fire debris and unsalvageable materials are cleared out. Standing water is pulled out and the wet building materials are dried down. Surfaces are then cleaned of soot and smoke residue. HEPA filtration and air scrubbing take particles out of the air rather than moving them around. Persistent smoke odour is treated. Belongings that can be recovered are cleaned and restored where that is worthwhile.
Cabinetry, framing, flooring, ceilings and drywall are either repaired or swapped out. Areas beyond restoring go to controlled demolition, then reconstruction. Keeping cleanup and rebuilding with one company removes the handover that usually costs a week and a certain amount of arguing about scope. It also means the person who assessed the damage is still involved when the last repair is signed off.
Fire claims run on documentation, and most of it has to be gathered while the damage is still in place.
Property Worx records detailed photographs and written damage documentation, contents inventories where they are needed, moisture and structural findings, and restoration estimates prepared in the format adjusters work from. We speak to your adjuster directly and log every stage of mitigation and repair. Direct billing is available with most providers.
Coverage itself depends on your policy and your insurer, and the final decision is theirs. Good documentation does not change what is covered, but it does remove the delays that come from a thin file. Our insurance claims support page sets out what we do and where that boundary falls.
