Mold Removal in Burlington, With Honest Answers First
The mold industry runs on fear, so let’s be straight with each other. Mold needs moisture. No moisture, no mold. Every legitimate remediation has two halves: removing the growth that’s there, and fixing the water problem that fed it. A company that only does the first half is renting you a clean wall until next year. That’s the approach we take as a full service restoration company in Burlington: fix the cause, remove the growth, rebuild what came out.
Small surface mold on bathroom caulking is a cleaning job you can handle yourself. Our guide on DIY mold cleanup vs professional remediation in Ontario draws the line clearly. What needs a pro: growth larger than roughly a square metre, growth inside wall or ceiling cavities, growth after a flood or sewer backup, and any situation where someone in the house has symptoms that ease when they leave it.
- ✓Inspection with moisture meters and thermal imaging to find the source, not just the stain
- ✓Removal under containment with negative air and HEPA filtration
- ✓Post remediation verification so you know the job actually worked
- ✓The moisture cause corrected and the space rebuilt by our own crews
IICRC Certified FirmRemediation to the IICRC S520 standardWhere Mold Grows in Burlington Homes
Humid lake air in summer, long damp shoulder seasons, and a housing stock that ranges from 1940s Aldershot bungalows to tightly sealed new builds in Alton Village. Different houses grow mold in different places.
Basements and crawlspaces
The number one call. Older foundations wick ground moisture, finished basements trap it behind vapour barriers and laminate, and one past flood that was dried by feel instead of by meter leaves a colony behind the baseboards.
Attics
Bathroom fans venting into the attic instead of outside, blocked soffits and winter condensation grow mold across the underside of the sheathing. Often discovered during a home sale, often a deal killer until it is fixed.
Bathrooms and window lines
Condensation on cold surfaces feeds growth on drywall returns, window frames and ceilings above showers. Usually a ventilation fix plus targeted removal rather than a gut job.
Behind kitchen and laundry walls
Slow supply line and drain leaks feed hidden colonies for months. The first sign is smell or a soft baseboard. Thermal imaging finds these without exploratory demolition.
After floods and sewer backups
Any basement that flooded and was not professionally dried is a candidate. Mold starts on wet material within 24 to 48 hours, which is why our flood cleanup and remediation crews are the same company.
Cold rooms and additions
Uninsulated cold cellars under porches and older additions with cold corners condense moisture all winter. Common in postwar homes south of the QEW.
How Proper Mold Remediation Actually Works
The IICRC S520 standard, in plain language. If a quote you got skips steps one, two or five, keep shopping. And if you want to know what the first visit looks like, here’s what to expect during a mold remediation inspection.
Find the moisture
Inspection with meters and thermal imaging. We identify the water source and the true extent, including inside cavities.
Contain the area
Poly containment with negative air pressure and HEPA filtration, so spores disturbed during removal cannot travel through the house.
Remove, not spray
Mouldy porous materials come out. Structural surfaces are HEPA vacuumed, cleaned and treated. Paint and fog alone do not fix mold.
Dry and correct
The moisture source gets fixed and the assembly dried to standard, or the mold simply returns.
Verify and rebuild
Post remediation verification confirms the area is clean, then our own crews rebuild the space.
In Older Burlington Homes, Mold and Asbestos Travel Together
Here is the complication most mold companies do not mention until it stops the job. If your home was built before roughly 1990, the materials we would need to remove during remediation, including plaster, drywall compound, vinyl flooring, pipe wrap and some insulations, can contain asbestos. Ontario regulations require testing before that material is disturbed, and licensed abatement if it comes back positive.
Property Worx handles both. We arrange the sampling, and where abatement is required our crews do it under the same containment discipline as the mold work, as one project instead of two contractors and a scheduling gap with your basement open. It is a real advantage in neighbourhoods like Aldershot, Roseland and downtown Burlington where the housing stock predates the cutoff.
Remediation Before and After
Stripped back to sound structure, verified clean, then rebuilt by the same crew.
What Our Clients Say

Matt and his team restored our 120-year-old home to its former glory while adding modern touches to make it efficient and light-filled. You don’t experience that level of integrity often anymore.
Matthew and his crew did a wonderful job. Very professional, punctual, attention to detail and we will recommend him.
Property Worx did an amazing job on my home restoration with their water damage restoration services. The entire basement was flooded and they dealt with our insurance from A to Z which made the process very easy.
Mold Removal FAQs, Without the Fear Factor
Is the mold in my house dangerous?
Depends more on who’s breathing it than what colour it is. Mold commonly aggravates allergies and asthma, and it matters more for babies, seniors and anyone with a weaker immune system. And no, black mold isn’t automatically the toxic kind, that’s mostly internet lore. The sensible move is the same either way: fix the moisture, remove the growth properly, verify the air after.
Can I remove mold myself?
A patch smaller than about a square metre on tile or another hard surface, with the moisture fixed? Go for it, detergent and elbow grease. Anything bigger, anything inside a wall or ceiling, anything after a flood, or any job that involves sanding or tearing out material, that’s containment territory. Rip into a big colony without it and you’ll seed spores through the whole house. We get called to fix a lot of those.
Does bleach kill mold?
On tile and glass, mostly, yes. On wood and drywall, no, and this one catches everyone. The water in bleach soaks into the porous material and feeds the roots while the chlorine just brightens the surface. Stain fades, colony stays, mold’s back in six weeks. Porous mouldy material comes out. That’s the fix.
How much does mold removal cost in Burlington?
A contained, single area remediation typically runs in the low thousands. A whole basement after a flood or an attic with insulation replacement runs more, and if your home is pre 1990 and asbestos testing comes into it, that adds cost too. You get a written scope with a firm number before we start, and if an insured water loss caused the mold, we put it through the claim.
Is mold removal covered by insurance?
Usually only when it grew out of a sudden, insured water loss like a burst pipe, and even then most policies cap the mold portion. Mold from slow seepage, humidity or years of neglect is generally excluded. We’ll tell you straight which side of the line you’re on before you commit to a dollar.
How long does remediation take?
Most jobs run one to three days for the removal and cleaning, plus drying time, plus whatever rebuild is needed. A full attic or basement is usually about a week of remediation. And the verification happens before the containment comes down, not after the new drywall goes up. That order matters.
Do I need air quality testing?
Not always, and be a little wary of anyone selling testing before they’ve looked for moisture. Testing earns its money when mold is suspected but hidden, when someone in the house has symptoms nobody can explain, and as proof after remediation that the job worked. If you can see the mold, that budget is usually better spent removing it.
Can I stay home during remediation?
Usually, yes. The containment and negative air keep the work zone sealed off from the rest of the house, and we won’t run the loud equipment at seven on a Sunday morning. If it’s a whole house situation or someone at home is sensitive, we’ll tell you honestly whether a few nights elsewhere makes sense.
Will the mold come back?
Not if the moisture problem actually gets fixed, and that’s the half of the job we won’t skip. Removal without moisture correction is a subscription, not a repair. Our jobs end with the leak fixed, the assembly dried to standard and the readings to prove it. We also put together a guide on preventing mold after water damage that’s worth ten minutes.
My buyer’s home inspector found attic mold. Can you fix it before closing?
We get this call every month, and yes, it can usually be done inside the conditional period. You get documentation of the work plus post remediation verification for the buyer’s side, and in our experience that settles it without the deal getting renegotiated.
